Work. Live. Relax: shaping the concept of a Community Resort

ArtBuild Hospitality developed the architectural concept and hotel technology for a suburban apart-hotel (condo hotel) designed as a Community Long Stay Resort. The future complex will feature approximately 100-120 apartments, SPA and wellness zones, workation spaces, an infinity pool, a restaurant, a fitness center, and an Event & Pool Club with outdoor terraces.

The Project site is located in the Obukhiv direction of the Kyiv region – in a picturesque lakeside area that remains in close proximity to the capital. This ensures easy accessibility for residents of Kyiv and the region, making it highly attractive for generating a steady stream of guests and long-term residents.

Integrating a Resort Format into a Residential Ecosystem

The future hotel will become part of a business-class residential eco-complex featuring advanced infrastructure, modern architecture, and layouts tailored to the comfort of mid-plus and premium segment residents.

Within the development, which spans approximately 100,000 m², there are several residential blocks, townhouses, social infrastructure, and a prospective IT CLUSTER district.

The new Resort & Community Hub is designed to be the focal point for both residents of the complex and external visitors – a place where work, leisure, and networking seamlessly intersect.

Project Concept and Goals

The primary objective was to create an efficient, appealing, and economically viable concept capable of simultaneously meeting the needs of investors, residents, and guests.

The main challenge was to design infrastructure that will:
