Case Study 1: Casa Santa Sofia (Rome, Italy)

​In 2019, Artbuild Hospitality’s shareholders took over the 65 Room Casa Santa Sofia Holiday Home.  A multi-year major reconstruction was set into motion including a planned change in zoning in the historical center of Rome. Thanks to the upgrades and renovations and a suggested change in strategy and operational processes, the property was able to achieve results that are exemplary for the highly competitive Italian market.

Based on the case study for Casa Santa Sofia in Rome, here are the key performance indicators converted into percentage-based growth and margins:

  • ​​RevPAR Growth: Increased by 148.3% (from the previous baseline).
  • Peak RevPAR Growth: Reached a 335% increase compared to the previous company’s baseline.
  • Occupancy Rate: Achieved 92%.
  • GOP Margin (Operating Profitability): Reached 42%.

Case Study 2: Best Western Plus Market Square Lviv

In September 2022, ArtBuild completed a unique project: the opening of a 4-star hotel under an international brand in the historic center of Lviv amid a full-scale war. This is the only Ukrainian hotel that, during this extremely difficult period, was able to attract a global brand and enter international markets.

Our role: We implemented this project as co-investors and a fee-based developer (turnkey). The ABH team carried out the full scope of work:

  • Development of the concept and financial-economic model.
  • Creation of the interior design concept.
  • Management of renovation and construction (Project Management).
  • Complete hotel furnishing (FF&E).
  • Integration of the international brand.
  • Recruitment and training of staff.
  • Launch of operational processes and hotel management.
  • Marketing and sales.

The hotel has become one of the most technologically advanced in the region. We have integrated state-of-the-art automation systems: PMS (property management), BMS (building management), and RMS (room management), among others.

Management Results (2022-2025): During our management, the hotel has achieved the following:

  • Guest rating: a record-breaking 9.8 on Booking.com for the region.
  • Recognition: Nominee for the World Travel Awards (Best Hotel in Ukraine 2023) and winner of Best Western EMEA internal awards (2023, 2024) in the categories Best Service, Best Experience, and Best Breakfast.
  • F&B success: Boim’s Restaurant, created by us, was nominated for the 2023 World Culinary Awards as Europe’s Best New Restaurant.

In February 2025, having brought the property to peak market efficiency and established impeccable operational standards, ABH transferred management to another management company, leaving behind a legacy of high professionalism and a world-class operating business asset.
