ArtBuild Hospitality has developed the architectural concept and hotel technology for a Resort & Landscape hotel, featuring 114 rooms and 21 cottages, offering a format entirely new to the Kyiv region. The Project merges the natural beauty of the forest and lakes with cutting-edge, world-class hospitality solutions. The Consultant’s objective was to create an efficient and economically viable concept that combines eco-aesthetics, well-thought-out functionality, and high investment appeal.

Landscape and Architectural Harmony

The 5.6-hectare Project site is located in a picturesque woodland area on the shores of two lakes. This exceptional location defined the core concept: seamless integration of the complex into the natural landscape. The buildings are harmoniously embedded into the terrain and do not protrude above the tree canopy, forming a unified composition with the environment. The visual weightlessness of the architecture is achieved through modern minimalist eco-design, the use of natural materials, and panoramic glazing applied strictly where it enhances the views.

ArtBuild Hospitality has created a concept where architecture does not dominate nature but rather serves as its extension – shaping a distinct leisure experience that blends comfort, emotion, and genuine restoration.

Scale and Functionality

The Project includes the construction of a main hotel complex, an Event & Pool Club, a standalone SPA house, residential cottages, and a large park zone with walking trails, Instagrammable spots, a pier, and a seasonal water park.

The Event & Pool Club is designed with a 180-seat transformable hall featuring a summer terrace, a restaurant, a swimming pool, saunas, and lounge areas. The SPA house includes dedicated zones for treatments, relaxation, and traditional Nordic and Eastern European bath rituals.

Balance of Tranquility and Energy

The complex is divided into two areas: active and passive recreation zones. This approach caters to different guest segments: from those seeking relaxation in nature to those who prefer vibrant events and pool parties.

The 21 cottages are situated within the forest, ensuring privacy and a maximum sense of unity with nature. Each cottage is equipped with its own SPA zone, fireplace, terrace, and views of the lake and forest.
