Technical Support for Design
ArtBuild Hospitality’s technical design support is a service that monitors and oversees the work of the project’s general designer on behalf of the investor. We act as the client’s representative, ensuring that architectural solutions are not only aesthetically pleasing but also cost-effective and technically sound to deliver guest services that meet the required quality standards.
The Problem: The Gap Between Architecture and Business
Architects create the form, designers create the style and atmosphere, and engineers lay out the systems, but who is responsible for ensuring that the hotel can professionally organize staff operations and provide high-quality guest service throughout the hotel’s entire lifespan? Often, general designers lack specific experience in the hospitality sector, which leads to mistakes, such as the crossing of dirty/clean or wet/dry traffic flows, improper kitchen logistics, bloated corridor areas, large «dead zones» that do not generate revenue for the property owner, etc.
ArtBuild Hospitality bridges this gap. We do not replace the architect; we guide their work by integrating professional hospitality technology into the project, which will enable the owner to attract well-known international hotel brands to the project.
What does the technical support service include?
Our role is to act as a mediator and strategist during the design phase. In agreement with the Client, we assume the role of Technical Client for the design phase, and our responsibilities include:
- team building: assisting in the selection of the lead designer and specialized subcontractors;
- defining the scope of work: drafting detailed Technical Specifications (TS) for each project section (architecture, design, engineering);
- monitoring: verifying design solutions for compliance with international hospitality standards and the project budget.
Crash-test of your project
Typically, design support is a logical continuation of the Concept Development phase and the creation of a Preliminary Design within that framework, which serves as the foundation and roadmap for subsequent implementation stages.
But if you already have a finished architectural design, we conduct an audit (crash-test): we identify weaknesses and errors, optimize space and structure, integrate specialized hotel technology, and adapt the sketch for the «P» (Project) and «R» (Working Documentation) stages. This is your last chance to correct errors on paper before they turn into expensive concrete and undermine the project’s investment appeal.
Economic Impact: Why Do You Need a Technology Consultant?
The involvement of a technology consultant directly impacts the future hotel’s financial performance:
- CAPEX optimization: we reduce the construction budget by eliminating unnecessary space and inefficient technical solutions without compromising product quality;
- Minimizing OPEX: we create an efficient operational model; logical space optimization reduces personnel, utility, and cleaning costs for years to come;
- RevPAR growth: we implement technological and engineering smart solutions that enhance the property’s class and the economic return on every square meter;
- Asset liquidity: We ensure a balanced floor area structure (the ratio of guest rooms to infrastructure, and usable area to total floor area), making the project attractive for sale or collateral.
The architect creates the hotel’s visual identity, while the technologist fills it with business substance. We align the creative vision with clear parameters of investment attractiveness, ensuring that aesthetics work toward profitability rather than creating operational challenges.
