Audit of Project Solutions and Business Plans (Crash Test)
Many hotel projects look attractive in 3D renderings but turn into a real operational nightmare after opening. ArtBuild Hospitality specializes in transforming pretty pictures into profitable businesses. We conduct a professional crash test (audit) of concepts and architectural and planning solutions developed by third-party contractors.
ArtBuild Hospitality – experts in transforming ‘pretty pictures’ into profitable businesses.
Why is a crash test necessary?
The primary goal of auditing architectural and planning solutions is to ensure a high level of compliance with modern international hospitality standards and the implementation of professional hotel technology, which ultimately enables:
- improving the project’s structure and enhancing its competitiveness in the hotel real estate market;
- optimize and reduce CAPEX during the construction phase;
- minimize OPEX: create conditions for the complex to operate efficiently with minimal operating costs and a smaller staff (provided the complex is managed by a professional management company);
- Increase liquidity: we correct zoning errors, making the property more attractive to guests and private investors (in the case of selling hotel apartments).
You can request an audit service at any stage of a hotel project’s implementation, and the earlier you do so, the easier and less costly it will be to implement all necessary changes.
Key Stages of the Audit
We break the project down into its smallest components, examining it across four critical areas:
1. Functionality and Space Planning
We provide an expert opinion on the feasibility of the proposed concept; analyze planning solutions for their compliance with hotel technologies; and, if necessary, develop recommendations and proposals for changes. We analyze whether the project’s overall structure – and the room inventory in particular – is optimal; whether room sizes meet international standards; whether the zoning of public areas is effective; and whether there is sufficient space for back-of-house operations. We identify and eliminate dead zones (inefficient, non-revenue-generating square footage) and reallocate space in favor of revenue-generating areas, etc.
2. Professional hotel technology
The main challenge for architects without hotel experience is the intersection of traffic flows. We ensure that guest pathways (Front-of-House) and staff pathways (Back-of-House) do not intersect, and we optimize routes for food delivery, waste removal, and the movement of dirty and clean linens, among other things.
We prepare recommendations for restructuring the building’s/buildings’ layout to ensure the most efficient use of every square meter of all hotel infrastructure elements and to provide the best opportunities for effectively organizing the operator’s production processes and maintaining an appropriate level of service.
3. Value Engineering
We seek solutions that can be simplified without compromising the guest experience: reducing capital expenditures through more efficient use of structural elements, improving energy efficiency through sound engineering principles, and so on. We also analyze the economic component of the project (analysis of revenue and expense structure) to understand how objective and realistic the financial indicators included in the business plan are.
4. Accessibility and Comfort
We create an inclusive space for all categories of guests (families with children, people with disabilities, the elderly), and we check the ergonomics of the rooms: whether the outlets are easy to use, whether the light is too bright, whether there is sufficient soundproofing, and so on.
Our 2025 crash tests
- Transcarpathia (Onokv River Club): audit of architectural and planning solutions for a 4-5 star health and recreation complex.
- Transcarpathia (Orihovytsia village): redesign and audit of architectural and planning solutions for a 5-star hotel complex.
- Portugal (Sines): comprehensive audit of design documentation for an upper midscale hotel.
- Lviv Region (Skhidnytsia): audit of architectural and planning solutions and complete redesign of a 5-star hotel complex.
We don’t just criticize other people’s projects – we save them: by optimizing existing concepts, we bring them back into the realm of business efficiency, making the future hotel comfortable for staff and profitable for the owner.
