Upper upscale boutique hotel in the center of Kyiv
ArtBuild Hospitality has completed a comprehensive scope of work involving concept development, preliminary design, and a financial and economic feasibility analysis for a hotel complex located in the heart of the capital at 5 Gorodetskogo Street, Kyiv, in close proximity to Khreshchatyk Street and Independence Square (230 m).

Development Concept
The project is being implemented on the site of the former Ukraine cinema building, which is currently in a state of disrepair and requires facade restoration, major repairs, and renovation of the interior spaces.
Given the building’s unique location, historical background, and the potential of the tourism and business district, ABH consultants recommend developing a modern hotel in the format of an exclusive upper-upscale boutique hotel that appeals to both the luxury and upscale segments.
This format is optimal for a location with high tourist and cultural traffic, as it allows for a combination of personalized service, a design-oriented approach to space, and an emotional connection to the history of the place – key features that form the competitive advantage of boutique hotels in international practice.
Architectural and Planning Solutions
When developing architectural and planning solutions, ABH specialists focused on maximizing the efficient use of the existing building and optimizing functional connections within the facility. Taking into account the initial constraints – the building’s geometry, load-bearing structures, and the Client’s requirements – a solution was designed that ensures:
- Logical zoning of hotel functions;
- clear separation of staff and guest traffic;
- efficient layout of back-of-house areas;
- full implementation of hotel technology in accordance with international standards.
Design Concept and Historical Context
The history of the building and the surrounding area adds value to the future brand. The interior design concept envisions interpreting the historical context through contemporary visual and technological solutions: carefully selected decorative items, antique details, archival photographs, and interactive elements that “bring to life” stories from the past – all of this forms a unique narrative that reinforces the hotel’s identity and its marketing appeal.
Results of the Financial and Economic Analysis
The financial and economic analysis conducted demonstrated the Project’s high investment viability. According to ABH’s assessment, the selected concept strikes an optimal balance between operational efficiency, service quality, and capital expenditures.
Developing this Project was a complex yet extremely exciting challenge for the ABH team. The work required a combination of deep expertise in hotel development, knowledge of international standards for planning and managing hotel technology, as well as the creative vision of architects and consultants. Thanks to a comprehensive approach – from analytics to concept and financial modeling – the ABH team created a realistic, economically sound, and visually appealing plan to transform the historic building into a modern boutique hotel that will harmoniously fit into the landscape of central Kyiv and become a new destination for visitors to the capital.
