City Entertainment Resort on Muromets Island in Kyiv

ABH specialists developed the concept and hotel technology, and prepared a preliminary design (preliminary design with floor plans) and a financial and economic analysis for a large-scale multifunctional complex in a format new to Ukraine for organizing large spaces – the City Entertainment Resort.

The goal of the project was to create a multifunctional facility with expanded, year-round infrastructure, embodying the image of a “city of entertainment and leisure” and offering the atmosphere and service of the world’s best entertainment projects. The City Entertainment Resort format involves creating a unique urban cluster where representatives of various target groups and segments intersect.

The scale of the project site (a 2.51-hectare development area) located in Kyiv’s Muromets Park allowed for the development of a multifunctional project that will include a hotel, a spa center, a casino, a concert hall, a yacht club, a nightclub, a cabaret, restaurants, a park, and other infrastructure elements.

Since there are no similar real estate properties in Ukraine, the concept is based on international experience in developing similar (multifunctional) hotel and entertainment projects, particularly in cities such as Singapore, Seoul, Las Vegas, Atlantic City, Shanghai, Abu Dhabi, Dubai, Monaco, Macau, and others. ABH specialists analyzed the most successful, popular among the target audience, and economically attractive properties in terms of their architectural concept, infrastructure elements, positioning, and other factors.

According to the architectural and planning designs, the concept calls for the construction of two new buildings, the creation of a large park area, and the development of docks and a floating park. One building will house an arena (concert hall), a yacht club, and a parking garage, while the other will feature a hotel, a casino, a spa center, a nightclub/beach club, a cabaret theater, restaurants, a parking garage, and more. Upon completion, the project will create a modern leisure and entertainment district with a Las Vegas-style atmosphere – a unique “city within a city.” The project’s gross building area (GBA) will be approximately 78,000 square meters. The main “anchors” of the project are: a spa center with a panoramic pool – unique for Kyiv and Ukraine – on the top floor of the main building, a modern and high-tech arena (concert hall), a casino and Ukraine’s only entertainment and cabaret theater, a premium-class yacht club, a nightclub with a waterfall, an urban beach and promenade pier (an open-air ice rink in winter), a park area, a 180-degree lighthouse, and more.

The project envisages the creation of a large landscaped park with walking and cycling paths, fountains, waterfalls, observation decks, Instagram-worthy spots, a summer arena and cinema, areas for yoga classes, and more. There are also plans to build structures on the water, including yacht docks and piers with walking and cycling paths (a floating park). At the same time, the project’s park area (on land and on the water) and the sandy strip along the river will remain open to all Kyiv residents and visitors to the city. Thus, the proposed project will also have significant social benefits, including the development and landscaping of a large, modern park area (7.17 hectares) open to the public.

To ensure that visitors to the complex and park can reach their destination not only by car and bus but also via water and air transport, the master plan for the area includes provisions for an air taxi (helicopter) landing pad and a pier for regular urban water transport (river trams).

ABH specialists, in collaboration with the AVG architectural studio, developed not only the preliminary design but also a design concept for the facades and prepared project visualizations. To achieve our goal – the realization of a modern, technologically advanced, and landmark project for Ukraine – we chose an unconventional architectural style with futuristic forms, unique to our country. The exterior of the future complex will serve as its calling card and one of the project’s “anchors,” capable of attracting additional visitors on its own.

Among the architectural highlights of City Entertainment Resort will be not only the shapes of the buildings but also their individual details, such as a waterfall cascading from the 5th floor of the main building into the open-air pool of the complex’s beach club at ground level, or “green” terraces on the accessible rooftops, or the “bowl” of the panoramic pool, which will be part of the interiors of individual rooms and the spa center, among others. The project’s park area should continue the architectural concept of the complex as a whole, therefore all elements of the park must be modern and technologically advanced.

Once completed, this project will be positioned as a large-scale and unique City Entertainment Resort in Ukraine, featuring the infrastructure, architecture, and atmosphere of the world’s finest hotel and entertainment venues, which will transform the “face” of Kyiv in particular and Ukraine as a whole.
