ArtBuild has completed an Extended Hotel Feasibility Study for a resort hotel project located in Yalta, Crimea. To develop effective architectural and planning solutions, a financial and economic model, and a hotel concept, ABH studied the hotel market in the Greater Yalta region, conducted a detailed analysis of the project site’s location and its competitive environment, and carried out field research at hotels in the city within the project’s target development segment.

The most challenging task of this hotel project was developing the concept and siting the future building on a plot with specific physical characteristics, including a height difference of up to 26 meters, a seismic and landslide-prone zone, shallow groundwater, and outdated or completely absent municipal utilities. Taking into account the limitations associated with the site’s characteristics, as well as the results of marketing research, ArtBuild developed a design for a midscale resort hotel with 195 guest rooms and well-developed recreational and conference facilities.

The site’s location in a resort and recreational zone dictates the development of a resort format, which allows visitors to comfortably spend their time on the hotel grounds thanks to extensive and convenient infrastructure. Based on this, the project concept includes the creation of a Health Club, dining options, shops selling essential leisure items, a children’s playground, and landscaped park areas.

In addition, the project site’s distance from the shoreline (approximately 900 m) calls for the hotel to feature a large outdoor pool with adjacent lounge areas. The short duration of the resort season in Crimea necessitates the creation of an additional “anchor” that will attract the target audience and increase the hotel’s occupancy during the “low” season. In this regard, the focus is on conference services, which are distinguished by professional planning and supporting infrastructure, high-tech equipment in the halls, and a convenient location on the top floor of the hotel. Additionally, to enhance the hotel’s appeal during the winter season, plans include the construction of a heated indoor pool.
