The ArtBuild Hospitality team has completed an Extended Hotel Feasibility Study (EHFS) for a hotel and office complex located near Boryspil International Airport, across from the new Terminal D – the largest in Ukraine. This location – near the country’s main air gateway – automatically confers a certain status and a number of unique advantages on the future facility; furthermore, if the project is implemented in the short term, it will allow it to occupy a special place in the Kyiv region’s hospitality market. According to the concept developed by ABH, the project involves the construction of a hotel and office complex with a total area of approximately 22,000 square meters.

During the development of architectural and planning solutions, the Consultant faced the complex task of finding a suitable configuration for the complex that would allow for the optimal arrangement of all key functions and ensure the necessary technical connections. The resulting solution made it possible to accommodate all necessary infrastructure, separate service and guest traffic flows, and utilize every square meter as efficiently as possible. In addition, the concept provides for the creation of autonomous utility systems and separate management systems for the two components of the project (the business center and the hotel), which will not only allow for the proper organization of the facilities’ operation but also help avoid potential conflicts in the event of a future change in ownership of the office or hotel portion.

To develop an effective concept and architectural and planning solutions for the hotel component of the project, ABH studied the structure of high-quality airport complexes in various countries around the world and analyzed international experience in developing hotels on airport grounds or in their vicinity. In total, the Consultant’s study covered 38 airports in 22 cities worldwide. In addition, the Kyiv hotel market was analyzed in detail, and a number of the project’s competitors within a 15-kilometer radius were examined.

Based on the research findings, ArtBuild developed a design for an upper midscale hotel with 252 guest rooms and a well-developed business function, featuring a conference center unique in Ukraine for its characteristics, with a total area of over 1,000 square meters. The convention center defines the hotel’s concept and serves as one of the main revenue streams (after the guest rooms), positioning the project to become a leader in the region’s conference services segment. The hotel’s infrastructure also includes a restaurant, a health club, and a two-level parking garage. Additionally, considering the specific nature of the hotel’s target audience, ABH incorporated into the project a format unique to Ukraine: an aquapod – a restroom available for hourly rental, equipped with a bathroom, shower stall, vanity, and all necessary amenities. The concept for the hotel complex was developed in accordance with the key requirements for upper midscale hotels of one of the world’s largest chains (Best Western International).
