Project of a health and recreation complex on the coast of the Kuyalnytskyi estuary
ABH specialists have developed a concept and prepared a detailed financial and economic model for a modern health and recreation complex on the southeastern coast of the Kuyalnik Estuary in the Kominternovsky District of the Odesa Region.
The land plot for the project is located in a unique area that has long been known for its therapeutic mud, brine, and mineral water. Kuyalnik is one of the oldest balneological resorts in Ukraine and Eastern Europe (the first resort facility on the estuary’s shore was opened as early as 1833). Kuyalnik mud is most effective for treating the musculoskeletal system, the nervous and reproductive systems, as well as dermatological, gynecological, and urological conditions.
ABH specialists were tasked with developing a concept for a modern health and recreation complex that would attract a broad target audience, specifically one that would be more accessible to foreign visitors and avoid the image of neglected Soviet-era facilities for domestic consumers.
As a result, a concept was proposed for a health and recreation complex comprising a 300-room midscale hotel, a medical (treatment and diagnostic) center, and a well-developed infrastructure with a total capacity for the simultaneous accommodation, treatment, and service of up to 600 people.
The total area designated for the project is 8.4 hectares, with a preliminary total construction area of 17,802 square meters, 14,000 square meters of which are allocated to the hotel section, and the remainder to the medical center. The medical center serves as the project’s anchor, featuring its own infrastructure for collecting and regenerating mud, as well as extracting mineral water and brine. It is designed to treat not only the complex’s guests but also external visitors. Key elements of the project’s infrastructure include indoor and outdoor pools, two restaurants, bars, a health club with its own SPA complex, parking lots, children’s and sports playgrounds, a park area for walking and cycling, and a regular shuttle service to the Black Sea coast (during the season) and to the historic center of Odessa (year-round). ArtBuild also developed the facade design for the health and recreation complex. The main objective was to create an exterior in the eco-modernist style that does not visually stand out from the surrounding landscape but, on the contrary, emphasizes its closeness to nature.
