Multifunctional country complex in Chabany

ArtBuild developed the concept and prepared a feasibility study for the development of a multifunctional suburban complex – the Garden & SPA Resort – in the town of Chabany, Kyiv Oblast. Our specialists also proposed a design concept for the facades and a master plan for the project site. Suburban complexes in the Kyiv region are typically located in forests or on the banks of rivers or lakes. In the case of the aforementioned project, there is a busy highway on one side of the site and a field on the other.

Therefore, as the developers of the Concept, we faced the challenge of incorporating, in addition to the hotel component, additional conceptual incentives for potential guests of the future complex. To ensure the facility is competitive and economically viable, it was necessary to incorporate a well-developed infrastructure into the project and devise a series of unique selling points that would attract the target audience.

As a result, according to the project, a complete redesign of the site is planned, involving the demolition of all existing buildings and the construction of a multifunctional suburban complex (a city resort hotel) with a well-developed infrastructure. The site master plan calls for the development of a 27,031-square-meter area and the construction of a 1-2-story building comprising a main structure and several sections connected into a single unit by heated walkways with glass walls. This building complex will house: a 71-room hotel, a spa complex covering over 800 sq. m with indoor and outdoor adult pools and an outdoor children pools, a multipurpose (conference and banquet) hall (over 250 sq. m) with its own section in the park area, a restaurant with a summer terrace (up to 180 seats), administrative and technical facilities, and more. The complex’s grounds will feature a landscape design that preserves existing greenery and enhances the park with walking paths, an open-air cinema, relaxation areas, Instagram-friendly installations, a playground, and more.

The project concept is based on an architectural style unique to the region’s suburban complexes—contemporary, minimalist, and eco-friendly (featuring glass facades and natural materials, particularly wood). Thanks to the use of glass, the core idea of suburban complexes is realized—integration with nature, uniting the hotel’s exterior and interior spaces into a single whole. At the same time, to optimize investment in the project, glass facades are incorporated only where conceptually necessary. These are facades that open directly onto the complex’s park or offer views of the property’s courtyards. It is precisely this architecture that will create a unique product (atmosphere) on the market and help drive strong sales, thereby recouping construction costs.

The complex’s extensive infrastructure gives it a number of unique advantages among suburban complexes. We are confident that the project’s implementation in the medium term will allow it to occupy a special position in the region’s hospitality market.
