Hotel and business complex project in the area of "Boryspil" International Airport

The ArtBuild Hotel Group Team has completed the development of an Extended Hotel Feasibility Study for a hotel and business complex located near the International airport "Boryspil", in front of the new and largest terminal in Ukraine, Terminal D. The hotel’s location is located close to the main air gate for Ukraine; this automatically confers the future project a certain status and gives it a number of unique advantages. The project’s implementation in the short term will secure it a special position in the hospitality market of the Kyiv region.

According to the developed ABHG concept, the project involves the construction of a hotel and business complex with a total area of about 22,000 square meters. In the process of developing the preliminary design and planning solutions, the Consultant faced a difficult task of finding the best possible configuration for the building that would help provide and put together the necessary technological bindings for all of the basic functions. The resulting solutions eventually allowed for the set up of all the necessary technologies, separate services and guest flows, and allowed for the maximum usage of every square meter. In addition, the concept envisions engineering autonomous communication and a separate control systems for the two components of the project (the business center and the hotel), which enables the managers of the property to competently organize the operation of the facilities and to avoid possible conflicts in the event of a future change the ownership of the business or hotel complex.

To develop an effective concept, design, and planning solutions for the hotel’s project component, ABHG has reviewed the structure of other high-quality air terminals that are in various countries around the world, and we analyzed the international experience of a hotel’s development on or near airport sites. In general, the consultant feasibility study covered 38 airports in 22 cities around the world. Besides this, the Kyiv hotel market was analyzed in detail and competitors within a 15-kilometer zone were also studied.

Based on the study’s results, The ArtBuild Hotel Group has developed the hotel project in a upper midscale category with a capacity of 252 guest rooms and includes advanced business functions. It will be unique in Ukraine because of its characteristics Congress center that has a total area of 1000 square meters. The Congress center forms the concept of the hotel and it is one of the major "revenue centers" (after the room fund), and this secures the project leading position in the region’s conference services segment for the future. The hotel facilities also include a restaurant, Health Club, and a two-level parking area. In addition, considering the specificity of the hotel target audience, ABHG included in the hotel composition something unique, a Ukraine format of an Aqua-Pod – a toilet room, based on hourly rental, which is equipped with toilets, bath, shower, vanity and other necessary accessories.

The hotel’s complex project concept was developed in accordance with the basic upper midscale hotel requirements of one of the world's largest chains, Best Western International.

When developing the business center concept the Consultant engaged a specialized professional, who relied on his own experience and the international practice of commercial property development.

Thus, an Extended Hotel Feasibility Study for the hotel and business complex located near the International airport "Boryspil", that was prepared by ArtBuild Hotel Group, included a detailed analysis of the project site, international experience, and the regional market, as well as the concept description for both components with recommendations for implementation, calculation of the project economic feasibility, design and planning solutions. In addition, ABHG partner – MEP Engineering – has developed the engineering concept for the hotel and business project enabling the customer to assess the necessary capacity and possible sources for water, heat, gas, and this also allows the customer to consider alternative energy sources, and resources recycling systems, etc. This approach allows the customer to appreciate in real terms the cost of connecting all of the vital communication systems, the capital expenditures for the construction of these systems, as well as utilities and maintenance costs for the duration of the project.
