Resort-hotel project in the category of midscale on Sverdlov Street, Yalta

The ArtBuild Hotel Group has finalized an Extended Hotel Feasibility Study for a resort-hotel project that is located in the recognized capital of the Crimea resort area – Yalta. To develop an effective design and planning solutions, financial and economic models and a hotel concept, ABHG studied the hotel market of the Great Yalta area and analyzed in detail, the location of the project’s site and its competitive environment. The ArtBuild Hotel Group also conducted field studies of Yalta hotels in the project implementation potential segment.

The biggest challenge in this hotel project was to develop a concept and a location for the future building’s “spot” on a site with very specific physical characteristics, which include elevation changes up to 26 meters, an earthquake and landslide prone area, a close proximity of groundwater, an outdated or nonexistent urban communications system. Considering the limitations associated with the characteristics of the site, as well as the results of the market research, the ArtBuild Hotel Group developed a resort-hotel project of a midscale category with 195 guest rooms with developed recreational and meeting facilities.

The proposed format and structure of the hotel project was determined based on the specific location of the site, the selected segment of the project, and the basic conditions on the construction site. On the one hand, the location of the site being in a resort area causes the development of a resort format, which enables visitors to comfortably spend time on the site of the hotel thanks to an extensive and user-friendly infrastructure. In this regard, the concept of the project envisions a creation of a Health Club, eateries, convenience stores, a children's playground, and a refined parkland. In addition, the distance of the project from the coastline (about 900 m) suggests a presence of a large outdoor pool with a seating area around it.

On the other hand, the short duration of the holiday season in the Crimea requires a creation of an additional "anchor" to attract the target audience and to increase the hotel’s occupancy rate in the "low" season. In this regard, the highlight is put on a conference service that is distinguished with a professional layout and infrastructure, high-tech equipment rooms, and a view from the top floor of the hotel. In addition to this, an indoor heated swimming pool is aimed to attract an audience in the winter.

To create the individuality and brand promise of the hotel, ABHG incorporated into the hotel’s infrastructure several elements which are rare and even unique for this region, particularly a sky-restaurant and a sky-bar, an indoor-outdoor swimming pool with a view of the city, a pool-bar, and a professional Conference Hall "transformer".

The project concept for this resort-hotel has been designed in accordance with the basic requirements for midscale hotels of one of the world's largest hotel chains, Best Western International.
