ArtBuild Hotel Group completed a market research study on the hotel real estate market in the capital of Kazakhstan – Astana. Today it is one of the fastest growing hotel markets in the world, boasting an average annual growth in rooms' capacity of 21.4% over the last 5 years. Such growth has been supported by stable economic development within the country, boosted by the additional preparation of one of the largest international exhibitions – Expo 2017 that will be held in Astana in 2017, and will host participants from approximately 100 countries.
As of August 2014, there are 80 hotels with a total stock of 5,615 rooms (excluding hotels with less than 20 rooms) which are operating in Astana. The overall room stock structure of the city is as follows:
Saturation index of hotel rooms for Astana is at 6.3 rooms per 1,000 tourists. In comparison, the same index for Kiev is 6.9 rooms, Stockholm – 7, for Warsaw – 4 rooms per 1,000 tourists.
However, when reviewing the markets of Western Europe, the Middle East and Asia on quantitative indicators, the hotel market in Astana loses in terms of the placement and the quality of services in many existing facilities. Considering the actively growing market and increasing competition, outdated hotels and properties with non-professional management will lose their market positions.
